Being realtor founded, we understand why real estate agents and their clients want to close quickly. At Willow Bend Title we pride ourselves on having smooth and seamless transactions, which is why our team has compiled these lists to help our agent partners with their closing day preparations:
Buyer’s Agent Quick To Close List:
☑ Upon delivery of a signed earnest money contract, please provide the buyer’s mortgage company name, loan officer/processor names, telephone/fax numbers and email addresses
☑ Upon receipt of the Title Commitment, review Schedule C for any issues that must be resolved prior to closing. Please provide relevant documentation and/or contact names, numbers and email addresses
☑ Send in your commission disbursement authorization, if applicable
☑ Buyer and closer will need all closing instructions and loan documents at least 24 hours prior to closing
☑ Remind the buyer to bring a cashier’s check or wire at least one business day before closing
☑ Remind the buyer to bring identification to the closing
Seller’s Agent Quick To Close List:
☑ Upon delivery of signed earnest money contract, please provide the seller’s existing loan payoff information, including mortgage company name, loan number, telephone/fax numbers and social security number(s), a copy of the listing agreement, and a copy of the existing survey and T-47 if it is to be used for closing
☑ Upon receipt of the Title Commitment, review Schedule C for any issues that must be resolved prior to closing. Please provide relevant documentation and/or contact names, numbers and email addresses
☑ Advise the closer of the name of the Home Warranty company if applicable
☑ Send in copies of repairs and/or other invoices to be paid “out of closing” prior to closing
☑ Call the day prior to confirm your closing time and remind seller's to bring voided check for proceeds instructions
